ENGLISH

Dream of Argentina in the wintertime. There it is summer, and high season for polo players. Now you too can own your own polo ranch and play as much as your heart desires.

All this could be yours: 53 hectares (130 acres) of flat ranchland, forested with over 1600 trees, already in use as a polo ranch, with one existing polo field completely rebuilt in 2006, plus a half field for practice and stick & balling.

There are 30+ polo fields in the nearby area, including 3 fields at the adjacent property of the San Francisco de Asis Polo Club. This club has a very active program with stick & balling and chukkers 6 days a week, depending upon the weather. Other polo clubs are located just down the road, including La Alegria, La Araucaria and La Atalaya Polo Clubs. The San Francisco de Asis Polo Club plays at these clubs regularly throughout the polo season (October-March/April.)

The world famous La Espadaña Polo Club, multiple winner of the Argentine Open, with 6 polo fields, is located 20 minutes away. The new Santa Maria Polo Club is located just beyond La Espadaña.

THE GROUNDS

From the main road, this ranch has a brick portal with a metal gate. The driveway is approximately 500 meters, lined with evergreen trees. This distance from the road to the houses ensures privacy for the occupants, as well as protecting the houses from noise and dust coming from the road. At the end of the drive, the houses are surrounded with older eucalyptus trees and other bushes and trees. Further beyond the houses, where the 4 story brick water tower is located, a forest of eucalyptus and perennials is approximately 100 meters deep. A lawn area approximately 60 meters wide cuts through the middle of this forest and opens up on the other side to a stick & ball area. Beyond that is the newly constructed polo field. Beyond the polo field is another 150 - 200 meters of planted alfalfa.

Complete new fencing on the entire perimeter (ca. 3300 meters or 3640 yards) with 7 strands of wire .
8 new double size corrals 15 meters X 5 meters 3- strand wire with wooden gates. All furnished with self-regulating watering system. 4 of these are wooded in older eucalyptus trees. The remaining 4 have been planted with trees on the perimeter and partially in the corrals for shade.

Four (4) large pastures, 3 of which are newly fenced with 3-strand wire and wooden gates..
Pasture 1 ca. 4 hectares with a seasonal pond and access to drinking troughs fed by a windmill and a backup, auxiliary pump for well water. 15 newly planted willow trees in a group.
Pasture 2 ca.12 hectares with self-regulating watering system and a seasonal pond. 15 newly planted willow trees in a group
Pasture 3 ca.3-4 hectares planted with fescue with self-regulating watering system. 10 newly planted willow trees in a group
Pasture 4 ca 4 hectares planted with fescue, no longer fenced. 10 newly planted willow trees in a group Includes a dirt and partial grass riding track around the perimeter approx. 10 meter wide, 200 meters X 200 meters, approx. 800 meters length in total.

Possibility for fencing a number of further pastures.
12 hectares of planted alfalfa
14 hectares of planted fescue

Full size polo field 300 meters (330 yards) X 155 meters (170 yards), newly created October 2006 over existing polo field at a 90° angle, with Bermuda grass. Built using 1800 tons of sand (60 truck & trailer loads), sloped, with drainage ditches surrounding leading to a water runoff.

Smaller polo field for stick & balling approx. 140 meters (150 yards) X 150 (165 yards) meters. Can also be used as a lot site for a large house and garden.

Built in 1992, it is approximately 100 square meters containing two bedrooms with custom built wall closets, a large bath (two sinks, separate bathtub and shower, fully tiled) full sized kitchen and a living room with a high (approx. 6 meter) wooden ceiling. The living room has a brick fireplace. The house is heated by a floor surface heater throughout. All windows have metal gridirons and wooden shutters, as well as built-in fly screens. The glass doors on both sides of the living room also have metal gridirons that can be locked. The back of the house opens up to a large garden with a swimming pool. The houses can be used for caretaker /groom quarters and/or guest units, or you can create your own co-op and be assured of ample sleeping quarters (9 double rooms.)

The construction of further houses on the property, including a larger, main house, can be planned without building permits. The owner may decide on the location

LOCATION

The three rules of real estate remain "location, location, location." This polo ranch couldn't be located in a better spot. 100 km (62 miles) from Buenos Aires' Ezeiza airport, we are close enough to the Argentina's main city yet far enough away to avoid the traffic. The nearest town is Salvador Maria, a favorite of the English Royals, where Prince Harry spent a month playing polo. In the other direction, the Caset family's new Santa Maria Polo Club has already featured guests such as Tommy Lee Jones and Adolfo Cambiaso as recently as November 2006. Nearby Canuelos supports teams such as Cambiaso's La Dolfina and well known El Metajon.
Our next door neighbors operate the San Francisco de Asis Polo Club. As their new neighbor, you can enjoy full membership at this club at no annual fees. The polo program is all-encompassing, from instruction for absolute beginners to high goal tournament participation. The club is run by three brothers, all professional polo players in Europe during the season. They can arrange for horses, instruction, equipment and tournament play. They speak English as well as German. If you have children, the local children of this polo club make up an important part of the program and play every day.

GENERAL INFORMATION

This area is one of the fastest growing polo areas in Argentina. Located 12 km from Salvador Maria and 20 km from the town of Lobos, new polo fields are being constructed throughout the year. Lobos offers all the facilities one would expect of a town with a population of over 30,000 inhabitants. These include several medical clinics, supermarkets, pharmacies, auto dealerships and rentals, gas stations, household appliance stores, farm equipment and supplies, and, of course, polo equipment stores. Nearby Laguna de Lobos is a recreational lake with full camping and picnicking facilities and water sports such as waterskiing and boat rentals. Buenos Aires is only 125km ( less than 80 miles) away.

At the ranch itself, a multitude of birds inhabit the park. Various species such as wild parrots and the hawk-like Chimangos flourish here. This accounts for the lack of rodents on the property.

One can enjoy breakfast on the terrace or peaceful evenings meals by the swimming pool and watch the sun set over the polo field. For those who need contact with the outside world, cable television provides over 100 channels, many in English, including CNN, Fox, Bloomberg, ESPN, as well as many current television series.

The ranch has two major advantages over properties such as raw land being sold in the area or lots at country clubs:

1) This property has trees. Lots of trees. The trees provide needed shade for the horses as well as for the owners. Some of the trees are over 30 years old. The park sets the ambience for the entire property.

2.) The ranch is completely ready to operate as a polo ranch. From day one when you arrive, you can live in the main house comfortably and play polo outside. There will be no waiting while you plan, build, and hope that all goes according to schedule. Horses and equipment are readily available from your neighbors at the San Francisco de Asis Polo Club. The corrals and pastures are fenced and ready to take on new horses. Cold drinks await you in the refrigerator. Food can be cooked in the kitchen or on an outdoor grill. The swimming pool will provide you with relief from a hard workout. Come and enjoy yourself!

Remember: If you buy into a country club and you have difficulty with other members in the club, you are pretty much stuck at that club. Here, with your own ranch, you make the decisions. You can visit any one of several clubs right in the area, or invite others to play on your own field. YOU are in control.

One additional advantage here in Argentina is that when you decide to build a larger main house, or additional structures, you will not have to contend with building inspectors and building permits. The land is yours to do with as you like. Build where you please. When you want. The choice is yours.
